Common Roller Shutter Problems and Their Solutions

Jammed curtains, broken springs, dead motors and grinding noise — here's what causes the most common roller shutter faults and how they're put right.

Roller shutters are tough, but they are mechanical systems that work hard every day, and over time faults appear. Knowing what is likely going wrong helps you describe the problem accurately, understand whether it is safe to keep using the shutter, and judge whether a quick fix or a proper repair is needed. Below we walk through the roller shutter problems our Dublin engineers see most often, what causes them, and how each is typically solved. As a rule, anything involving springs, motors or a shutter stuck over your entrance should be left to a professional.

1. The shutter is jammed or stuck

A shutter that won't move at all is the single most common call we get. The cause is usually a curtain that has come out of its guide rails, a bent slat catching in the track, a build-up of dirt and debris in the guides, or an obstruction at the bottom rail. On electric shutters, a jam can also be the motor's safety system stopping travel because it senses excess resistance.

The solution depends on the cause: realigning the curtain back into its guides, straightening or replacing damaged slats, clearing and lubricating the tracks, or repairing the motor's limit and overload settings. Forcing a jammed shutter usually makes the damage worse, so it is best to stop and call an engineer.

2. Broken or worn springs

The springs inside the barrel counterbalance the weight of the curtain so it can be raised easily and held in place. When a spring weakens or snaps, a manual shutter becomes extremely heavy or impossible to lift, and an electric shutter puts far more strain on its motor, shortening its life.

Springs are under high tension and are genuinely dangerous to adjust or replace without the right tools and training. The fix is professional replacement with correctly rated springs, which restores smooth, balanced operation and protects the motor.

3. The electric motor won't run

If an electric shutter is silent and does nothing, the issue may be power supply, a tripped circuit, a failed capacitor, worn limit switches or a burnt-out motor. If it hums but doesn't move, a seized barrel or failed capacitor is the usual suspect.

An engineer will test the supply and the motor systematically, replacing the capacitor, limit switches or the motor itself as needed. Where a motor is old and failing repeatedly, upgrading to a modern, quieter unit is often better value than another repair.

4. Noisy, grinding or slow operation

Shutters that screech, grind or run slowly are telling you something is wearing or needs attention. Common causes are dry guides and bearings, worn rollers, a curtain rubbing in misaligned tracks, or a tiring motor.

Lubrication, realignment and replacement of worn components usually restore quiet, smooth travel. Crucially, noise is often an early warning — addressing it promptly prevents a far more expensive breakdown later.

5. Damaged slats and bottom rails

Impacts from vehicles, trolleys and attempted break-ins dent and bend slats and bottom rails. Beyond looking unsightly, damaged slats catch in the guides and can jam the whole shutter.

Individual damaged slats can often be replaced without renewing the entire curtain, and bent bottom rails can be straightened or swapped. Prompt repair keeps the shutter secure and prevents the damage spreading.

When to call a professional

  • The shutter is stuck over your entrance or won't secure your premises
  • A spring has snapped or the shutter has become very heavy
  • The motor is dead, humming, tripping or smells hot
  • Slats or the bottom rail are bent or damaged
  • You hear new grinding or screeching noises

Frequently asked questions

Why has my roller shutter suddenly become very heavy to lift?

That's almost always a broken or weakened spring inside the barrel. The springs counterbalance the curtain's weight, and when one fails the shutter feels enormously heavy. It needs professional spring replacement — never attempt it yourself, as springs are under high tension.

Can I fix a jammed roller shutter myself?

You can safely check for and clear an obvious obstruction at the bottom rail, but if the curtain has come off its guides or a slat is bent, forcing it will cause more damage. It's best to stop and call an engineer.

Is a noisy shutter something to worry about?

New grinding or screeching usually means something is wearing or misaligned. It's worth addressing early — it's often a cheap fix that prevents a much costlier breakdown.

Should I repair or replace an old roller shutter?

If the curtain and structure are sound, most faults are economically repairable. We only recommend replacement when a shutter is genuinely beyond economic repair, and we'll always advise honestly.
